Three months, five steps,

Buying property in another country sounds harder than it is. Our partner lawyer runs the whole file and reports to you in English.

NIE number

Your Spanish tax identification. Applied for on your behalf; two to three weeks.

Reservation

A reservation deposit takes the residence off the market while the lawyer does due diligence.

03

Private contract

Signed once the title, licences and charges are verified. Typically 10% of the price plus VAT.

04

Notary

The deed is signed and the balance paid. You may sign in person or by power of attorney.

05

Keys

Registration, utilities and the community handover. The home is finished, so you can move in that week.

10Questions

The questions that come up
on the first call

Yes, and nothing about the purchase itself changed. There is no restriction on non-EU nationals owning property in Spain. What changed is how long you may stay without a visa, and the non-resident tax rate — both are covered below.
As a non-EU visitor you may spend 90 days in any rolling 180-day period in the Schengen area. If you want longer, the usual routes are the non-lucrative visa (for those not working in Spain) or the digital-nomad visa. EU and Irish citizens have no limit at all. We will introduce you to an immigration lawyer before you commit, not after.
For a new build from the developer: VAT at 10%, stamp duty (AJD) at 1.2% in Andalusia, plus notary, land registry and legal fees. In total, budget 12–13% above the listed price. The calculator above does the arithmetic for each residence.
Community fees, IBI (council tax), refuse charges and home insurance. Andalusia abolished its wealth tax in practice through a 100% rebate, which matters at this price level. Exact community fees for Atlas Building are confirmed in writing by the developer — ask us for the current figure rather than an estimate.
Yes. A power of attorney, signed at a Spanish consulate or before a notary at home with an apostille, lets your lawyer sign everything on your behalf. Several of our buyers have completed without a single flight — though we would still rather you saw the terrace in person.
Built, finished and standing. The photographs on this page are of the actual building, not visualisations — the two marked “render” are the only exceptions. You can walk through it this week and move in after completion, rather than waiting until 2028.
You own the whole floor: the interior, your terrace, and — depending on the residence — the garden or the rooftop solarium with its pool. Three parking spaces and a storage room come with each home. The gardens, pools, spa, gym and security are common elements of The View Marbella, maintained by the community.
Long-term letting is generally permitted. Short-term holiday letting depends on the community statutes and on registering the property with the Junta de Andalucía. We will send you the statutes before you reserve, so you can read the rule rather than take our word for it.
About three months from reservation to keys, and the longest single wait is usually the NIE number. If you already hold an NIE, six to eight weeks is realistic.
Non-resident income tax is charged on an imputed value of the property: 19% for EU and EEA residents (Ireland included), 24% for everyone else, including the UK. If you let the property, the rate applies to the rental income, and EU residents may deduct expenses. Your lawyer will model this on your actual figures.
The building is complete, so you are not funding construction. Payments are made through your lawyer's client account against verified title, and the balance is paid at the notary in exchange for the deed.
Typically up to 60–70% of the valuation for non-residents, subject to income. We can introduce you to two brokers who work with buyers in this bracket. No obligation, and we take nothing from them.
The price covers the residence fully finished, with the fitted kitchen and bathrooms, climate and smart-home systems, three parking spaces and a storage room. Furniture is not included; a furniture package can be quoted separately if you want the home ready to use.
